What to expect during the renovation process?

The Details Behind a Well-Managed Renovation Project

After 500+ Toronto and GTA projects,   we have a clear understanding of how to deliver a better construction experience.

  •  Thorough site setup. Floor and stair protection installed, dust containment rigged, bins delivered, permits posted on site, demolition starts.
  • Daily site supervisor on every job. They check material deliveries against the spec sheet, sign off rough-in inspections, and post photo progress to your client portal that evening.
  • Weekly schedule review. Every Friday your PM sends a written progress note, flags next-week dependencies (engineer letters, inspection slots, long-lead materials), and updates the timeline.
  • 48-hour change-order rule. Any addition or change is costed, scheduled, and documented within 48 hours. Nothing happens without a signed change order — your budget and the timeline are both protected.
  • Internal QC before your walkthrough. Your PM runs a punch-list walkthrough first, fixes what they find, then schedules your handover.
  • Final walkthrough and closeout. You walk every room with your PM. Closeout package handed over: permit numbers, ESA certificate, TSSA certificate, manufacturer warranty registrations, as-built drawings.

    Our in-house team of designers and engineers produces detailed floor plans, structural drawings, and photorealistic 4K 3D renders of every room — so you can see exactly how your finished home will look before construction starts. For full-home renovations, additions, and load-bearing changes, we handle the engineering work and manage every required permit and municipal approval on your behalf — including structural, electrical, plumbing, and any zoning or heritage sign-offs your property needs

    Materials, Procurement,
    and Logistics

    Every tile, cabinet, countertop, and fixture is hand-picked from our 120-page in-house catalog and sourced directly from Canadian wholesale suppliers — no retail markups. You see your renovation before a wall is touched, and you sign off on materials and finishes line by line. We never substitute anything without your approval. Our team handles delivery, scheduling, trade scheduling, and back-office work, including condo board approvals when needed. Materials staged and protected on site — you don’t take time off work to sign for a tile shipment.

    Installation and Project Management

    One team, end to end — from your first design session to the final walkthrough. A dedicated account and quality control manager runs your build day one through completion, supported by a full back-office team. Our trades execute against the locked schedule.
